What The Property Doctors actually do, and when to call us
A plain guide to our restoration services across Yorba Linda and Southern California: what each one covers, what happens when you call, and how we work with your insurer.

Most people look up a restoration company for the first time while something is already going wrong: a ceiling stain spreading, a smell that won't go away, a room that still smells of smoke a week after a small kitchen fire. This post is for the calmer moment before that. It covers what we do, how a job runs, and how to tell whether you need us.
We work the way our name suggests. We diagnose what is actually wrong, treat the cause rather than the symptom, and restore the property to its original condition.
The services, in plain terms
Water damage restoration
Leaks, burst pipes, overflows and flooding. Standing water is the part you can see. What matters more is where it has travelled: wall cavities, subfloor, insulation. We extract the water, map the moisture with meters, and dry the structure, not just the surface.
Mold remediation
Visible mold is a sign of a moisture problem somewhere in the property. Cleaning the growth without finding that source rarely holds, so every mold job starts with an assessment, then containment, removal, and correcting the moisture that let it grow.
Fire damage restoration
The burn is only part of it. Smoke, soot and heat travel well past the source, and each needs a different response. We handle the structure, the residue and the affected contents.
Smoke and odor removal
Odor settles into fabric, HVAC systems and surfaces, often far from the room where it started. We deal with the residue at its source instead of masking the smell.
Lead removal
Lead-based materials are common in properties built before 1978. If renovation, damage or wear is about to disturb them, testing comes first, before anyone touches anything.
Commercial property
Offices, retail units and property management portfolios. Commercial damage comes with tenants, operations and schedules to work around, so we coordinate the job around them and document every stage.
Annual home maintenance
A scheduled inspection once a year to catch the slow leak, the early moisture reading or the warning sign before it turns into an emergency call.
Alongside these we also handle leak detection, pack-out and storage, carpet and air duct cleaning, and repairs and reconstruction. They're listed on our other services page.
What happens when you call
- You talk to a person. Our line is answered 24/7. Tell us what you're seeing and we'll tell you what to do right now to keep it from spreading.
- We come out and assess it. The assessment is free. We find out how far the damage goes, including the parts you can't see, and explain it before you commit to anything.
- We treat the cause. Drying, containment, removal or cleaning, depending on what we found. We keep you updated as it goes, so you never have to chase us.
- We restore and walk you through it. Repairs are finished to blend in with the rest of the property, then we do a final walkthrough with you.
The full version, step by step, is on how we work.
Working with your insurance
We document damage the way an adjuster needs to see it: photos, moisture readings and repair details. We also talk to your provider directly. We can't promise what your policy covers, because only your insurer decides that, but we can make the claim much easier to put together. More on our insurance page.
This was our first home insurance claim, and we didn't know where to start. They helped us get the damage photos and repair details together and walked us through the paperwork. — Joseph
