A late-night emergency became a managed recovery with a clear plan

Problem
Heather's nine-year-old daughter woke the family after water began falling into her downstairs bedroom. Water poured through ceiling openings, lights, and AC vents, soaking her mattress and furnishings throughout the downstairs.
Diagnosis
Our assessment identified extensive damage requiring demolition and mitigation. The amount of work involved meant household belongings needed to be moved out to prevent further damage.
Treatment
We submitted a treatment plan and secured insurance approval to begin. Contents were packed out and moved to our insured, climate-controlled warehouse before demolition and mitigation proceeded.
Result
Demolition and mitigation are complete. The family's belongings remain protected in storage while insurance approval for repairs is pending.

A hidden leak uncovered the evidence to overturn a denied claim

Problem
Heavy rain entered Mark's home through an exterior wall, flooding the kitchen and living room and damaging cabinets and flooring. His insurer initially denied coverage, attributing the loss to excluded floodwater damage.
Diagnosis
Our investigation identified a separate water heater leak in the garage, behind the kitchen. This additional source gave the insurer new information to consider when reviewing the damage.
Treatment
We presented the findings to the insurance company and supported a reassessment of the claim, distinguishing the water heater leak from the exterior flooding.
Result
The insurer reversed its initial coverage decision following the additional findings, saving Mark thousands of dollars in out-of-pocket costs.

Thorough damage documentation secured full coverage for the kitchen loss

Problem
A hot water line burst beneath Jennifer's kitchen island sink, damaging wood flooring, custom cabinetry, and drywall. She was unsure whether to fund the work herself or file an insurance claim.
Diagnosis
We assessed the affected materials and explained the scope of damage. Jennifer needed clearer documentation, a straightforward treatment plan, and costs she could compare before deciding.
Treatment
We prepared two estimates and treatment plans covering the self-pay and insurance routes. We also provided documentation to support the insurance review.
Result
Jennifer chose The Property Doctors, and State Farm approved coverage for the entire loss. The clear assessment and options helped her move forward with confidence.
